Is Now the Right Time to Invest in Cricklewood Property?

Cricklewood is one of north-west London’s most sought-after locations. It has great transport links, superb local amenities and a diverse property market, with something on offer for homebuyers of all ages.

If you’re thinking of moving to this area, here are a few reasons why you should start searching for properties sooner rather than later.

Why you should search for properties in Cricklewood right now

Regeneration will push prices upwards

Cricklewood is currently undergoing significant regeneration, which has already made it even more appealing to homebuyers. The work includes:

- Revitalising the high street

- Expanding the nearby Brent Cross Shopping Centre

- Building thousands of new homes

- Improving several public spaces

- Introducing two new annual events

- Improving Cricklewood train station

- Refurbishing specific retail premises

- Introducing a new business forum and networking opportunities

- Building a new Thameslink station at Brent Cross

If you purchase a property in Cricklewood soon, it’s likely that its value will rise as a direct result of this regeneration work. That means there’s potential to generate profit from capital growth in the future.

The property market is diverse

Cricklewood has something to offer everyone. The sprawling Victorian properties in the Mapesbury conservation area are always popular and are ideal for growing families. Likewise, the new build homes are also desirable, such as those in The Broadway development on Cricklewood Lane.

There are also some spacious apartments on the market, which are appreciated by families and young couples alike. Many are situated in period properties, which adds to their appeal. First-time buyers are also catered for, with many of the available studio and one-bedroomed flats being surprisingly affordable.

There’s a great sense of community

This area is well-known for its community spirit and it’s thanks to the hard work of its residents that Cricklewood now has a protected green area on Cricklewood Lane, not to mention several other projects that benefit the people living here. This welcoming ambiance is a major draw and there’s plenty of opportunities to get involved with food-growing initiatives, crowdfunding campaigns and more.

It’s got great schools

Cricklewood’s local schools are generally highly regarded, with many being awarded ‘good’ or ‘outstanding’ in their recent Ofsted reports. Gladstone Park School and Anson Primary School are both popular, as is Menorah High School for Girls.

The transport links are excellent

The local train station is on Thameslink and takes commuters to St Pancras, Blackfriars and Farringdon in just a few minutes. There are also several tube stations nearby, such as Dollis Hill, Kilburn and Willesden Green. These provide connections to the West End and other parts of the capital. Alternatively, the A5 is right beside Cricklewood and offers easy access to the M1. There are also numerous buses in operation in the area.

Why move to Cricklewood now?

Now is a great time to move to Cricklewood. It’s already a popular place to live in and the regeneration works will only serve to make it more appealing in the future. With so much to offer its residents, it’s no surprise that the area’s property prices have risen in recent years and look likely to continue doing so.
